How to find a flat to rent in London in 2026
Average London rent hit £2,332 in August 2026, and since 1 May landlords cannot take offers above the advertised rent. The rules to know before you pay anything, a search routine that gets you to viewings first, and how to spot a scam.
To find a flat to rent in London quickly, set instant alerts on several portals, have your references and right to rent documents ready before you view, and ask for a viewing the moment a match appears. Since 1 May 2026 landlords in England cannot accept offers above the advertised rent, so being early and ready to sign now counts for more than the size of your offer.
This guide covers what London rents look like this autumn, the 2026 rules every renter should know before paying anything, a search routine that gets you to viewings first, and how to spot a scam.
What renting in London costs now
The ONS puts the average London rent at £2,332 a month in August 2026, the highest of any region, with rents in London up 3.5% on a year earlier. The highest average monthly rent in the bulletin was in Kensington and Chelsea, at £3,690 (ONS, September 2026).
The London average hides a wide spread between boroughs, so set your budget from live listings in the postcodes you would actually live in. Then add council tax, bills and travel before you decide what rent you can carry.
The 2026 rules that change how you rent
The Renters' Rights Act changed private renting in England from 1 May 2026 (GOV.UK). These are the parts that matter while you are searching:
- Every written advert or offer must state a specific rent, and the landlord cannot accept or encourage offers above it.
- No rent can be taken before you sign the tenancy agreement, and once you have signed you can be asked for at most one month's rent in advance.
- A landlord cannot refuse to rent to you because you receive benefits or have children.
- If you ask to keep a pet, the landlord must consider the request and should give a reason if they refuse.
- Assured tenancies now run on a rolling basis, weekly or monthly, with no end date, and "no fault" section 21 evictions have ended.
- Rent can go up only once a year, and not in the first 12 months of a new tenancy.
The Tenant Fees Act limits still apply. A holding deposit is capped at one week's rent, and the standard time a landlord can hold it is 15 calendar days. The tenancy deposit is capped at five weeks' rent where the annual rent is under £50,000, and six weeks where it is between £50,000 and £100,000 (GOV.UK).
Your landlord or agent must put the deposit in a government-backed scheme within 30 days of receiving it. In England and Wales the schemes are the Deposit Protection Service, MyDeposits and the Tenancy Deposit Scheme (GOV.UK).
One more point: GOV.UK withdrew its old How to Rent guide on 1 May 2026 and marks it as out of date (GOV.UK). If an agent sends you a copy, use the Renters' Rights Act overview above for the current rules.
A search routine that gets you to the viewing first
Pick two or three areas and fix your filters
Choose postcode districts that work for your commute and set the same maximum rent, bedrooms and furnishing on every site. Matching filters mean the alerts compare like with like, and you will spot the same flat listed on two portals.
Turn on instant alerts
Rightmove lets you choose alerts instantly, daily, every 3 days or every 7 days, and save up to 20 alerts and searches on a free account (Rightmove Help Centre). Pick instantly. Rightmove also says a rental that returns after a marketing break of 2 weeks or more goes out in instant alerts as new (Rightmove), so a flat that comes back after two weeks or more off the market shows up as new, while one relisted sooner may not. Keep the agent's listing page bookmarked for any flat you missed.
Set up the same search on Zoopla, OnTheMarket and Gumtree. We explained how to keep searches matched across portals in how to search Rightmove, Zoopla and OnTheMarket at once.
Have the paperwork in one folder
- Proof of your right to rent. In England you must prove it before you can rent: British and Irish citizens can show a passport, and other nationals can use a share code or their original immigration documents (GOV.UK).
- Proof of income, such as recent payslips or an employment contract.
- Contact details for a previous landlord who will give a reference.
- A guarantor's details, if your income may not meet the landlord's test.
Reply fast and view in person
Call or message as soon as an alert lands, take the first viewing slot you can make, and tell the agent your documents are ready. With bidding off the table, being ready is one of the few things you can still compete on. After the viewing, confirm in writing that you want to proceed at the advertised rent.
Spotting a rental scam
Which? lists four warning signs: being asked to pay before a viewing, photos copied from other listings, a price that looks too good to be true, and a payee name that does not match the landlord or agent (Which?). Its advice is to pay nothing and sign nothing until you have seen the flat in person, even if the payment is described as refundable.
The 2026 rules give you a simple test. A holding deposit of up to one week's rent is allowed before you sign. Rent is not, so a request for the first month "to secure it" before there is a tenancy agreement should stop you. Check that the asking rent is in line with similar flats on the same street, and run the photos through a reverse image search before you transfer anything.
One feed instead of four inboxes
Four portals with instant alerts can mean a lot of email, and some of it repeats. Housieve is a London property search from Braivex that puts rental listings from Rightmove, Zoopla, OnTheMarket and Gumtree into one feed. Switch the search box to Rent, filter by postcode, bedrooms and budget, and save it as a watch profile in one click. Housieve then alerts you when a match lands, and each alert links straight to the original listing so you can contact the agent there.
Every listing also gets a score from 0 to 100. The score is built for investment strength, so as a renter treat it as a sort order and judge the flat yourself. Housieve reads the portals overnight and scores by morning, which means you should keep one portal's instant alert running for your favourite postcode as well.
The free trial lasts 14 days with no card and includes 3 saved searches and 20 alerts. Gumtree listings and WhatsApp alerts come with the paid plans, from $49 a month. Start a free Housieve search for your two areas tonight and compare tomorrow morning's feed with your inbox.
